Actually we're seeing a little of both.  Even though the Fed has promised no less than four interest rate hikes this year mortgage rates really haven’t changed much.  The biggest factor we see is availability.  We watch the numbers very closely and no matter how you slice them available homes for sale on the market are down.  In most areas... way down.  This is driving prices up as most areas are seeing a sellers market for the first time that most of us can remember.

Buyers- If you find what your looking for jump on it quick!  Expect to pay top dollar to get what you want.  Remember the seller has to sell the home twice.  Once to you and then to the appraiser.  If it doesn't appraise for what you offered our contacts allow you to renegotiate the price or exit the contract and move on to another home.  While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone."
