Are you in the process of buying a home? If so, this is certainly an exciting time.  As such, many people tend to get carried away with emotions.  When that happens, you have to think even more carefully about your decisions.  And when you find what you think is the perfect home, it’s easy to overlook issues that may seem small now, but can lead to big problems and remorse down the road.

What are the most important questions to ask when buying a home? Here’s a few to consider.

Are There Any Major Issues?

Ask the current owner if they know of any issues that may cost more money in the future.  Better yet, have an independent inspection.  Finding problems now will help you decide if the home you’re interested in is really the best investment.

What Is the Home’s Market Value?

This is a big step in determining the price you’ll offer for a home.  Make sure you get an accurate analysis.  You agent can and probably will do this right away.

How Much Did the Seller Pay For the Home?

Sometimes people will buy houses to “flip” them to make a profit.  That may lead to them overpricing a home.  Find out how much they paid and compare it to the market value.

How Long Has the Home Been on the Market?

If the home has been listed for a long time, especially over a year, this could be the fault of the owner overpricing the home.  Finding out how long its been on the market will help you determine this.
